Electrical Safety Certificates
EICR & PAT Testing
An Electrical Installation Condition Report (EICR) is a full inspection and test of the fixed electrical installation in a property — the wiring, consumer unit, sockets and fittings — checked against BS 7671 and given a pass or a list of remedial actions, coded by severity.
When you need one
- Selling a property — buyers’ solicitors increasingly ask for a recent EICR as part of the sale.
- Letting a property — landlords are legally required to have a valid EICR, renewed at least every five years.
- Insurance — some insurers require evidence of a periodic inspection, particularly on older properties.
- Peace of mind — if your property is over ten years old or you’ve never had one, it’s worth knowing what’s really behind the walls.
PAT testing
Portable Appliance Testing (PAT) covers the plug-in appliances in a property — kettles, heaters, lamps, extension leads — visually inspected and electrically tested to confirm they’re safe to use. We offer this alongside EICR work for landlords, or as a standalone service for households and small businesses.
